Fontana, Wisconsin Sales Update
In the month of July we saw one sale; it was at Abbey Springs, to bring the total of sales in Fontana, Wisconsin to a grand total of 19 for the year. The break down is:

- 2 boat slips at the Abbey Harbor. The boat slips include an outdoor pool, restroom and shower facilities (not to mention just steps away from The Abbey). There are three different sizes of boat slips at the Abbey Harbor.
- 3 Abbey Hill units. Abbey Hill offers an outdoor pool and clubhouse.
- 1 unit at Mill Street Condos are located in downtown Fontana.
- 1 unit at Fontana Shores has a great location in downtown Fontana. It is across from the Lake and Fontana Shores which offers an association pier with a wait list for boat slip.
- 12 units at Abbey Springs have been sold so far this year!! Abbey Springs offers indoor/outdoor pools, children’s pool, 720 feet of lake frontage, boat mooring, basket ball court, sand volley ball court, bocce ball, picnic area, playground, tennis, golf, etc.
We have not seen any sales at The Abbey Villa’s, Abbey Ridge or the Abbey Con-hotels yet this year. We do have a Villa and a Con-hotel with an accepted offer!!

The South Shore Club on Lake Geneva has front row seats for the Sailing Championship and Buddy's on fire... !!!
I just jumped off the boat on the South Shore Club Pier for a showing…landed the boat and didn’t take out the pier. Today is the most exciting kind of weather for spectators and sailors A Scow racing. We have 18 mph and white caps, the wind is howling …I have counted 3 wind surfers flying’ by before the start. Boats are deciding on more crew and the young sailors used for their weight and enthusiasm have their hands in the air “pick me!”. They know its going be a heck of a ride. You will recognize lots of Lake Geneva boats out competing. Look for “G”.. I12, Gordy’s, “Eagle”… I1, John Anderson and Buddy Melges, I7.. “Mad Cap” T Freytag, I96 “White Magic” Chuck Lamphere and Hans Melges, I26.. “AJAX” Mike Keefe and Art Larson.
Cheer them on at the marks and see how fast these boats go screaming by your boat. Buddy Melges has got the moves, wins the first race with a huge lead and now rounds the mark in first… Passing I7.. Lots of excitement!

A Little Wind in Lake Geneva makes a Big difference for our Sailors
Race three for the E Scow fleet today, last day for competing in 2010 Inland for the E’s… it is a light day wind SSW, 6-7 mph. Sam Rogers from Minnetonka leading up the South Shore in M42…. Art Brereton and Hans Melges right behind them in TO101. Just passing Majestic… Hopefully 2 races today!

All families are on board their spectator boats to cheer on their favorite team!! The Harned Family is up early to watch their Mom Elizabeth on X4. Fifty plus boats sailing around off the Yacht Club and up through Williams Bay. The Lake homes on Cedar Point have quite a view! Watch for Buddy Melges, skipper on V11 today. Four back to back races today, 9mph winds… Great day. Party at the Club tonight.

P-R-I-C-E: The Key to Selling

Price. In Walworth County, as in most areas, it’s the all important question in real estate. It used to be location, location, location but in today’s economic times it’s price, price, price. So, how do you make sense of this slippery subject? Today’s buyers will trade location for value; they’ll give up the beautifully renovated home close to Lake Geneva for the country cottage more than 30 minutes north to get greater perceived value in a better price. Pricing is an art – not a science. Part of it is gut feeling, part of it is assessing supply and demand, and part of it is pure number crunching, determining comparable sales (which can be few to none) and studying the competition. Some sellers still refuse to accept the fact that prices have indeed leveled off. If you are one of those sellers, chances are your property is overpriced and it will not sell. The most important response a seller can have if they are serious about selling is to become extremely realistic about pricing. While it’s discouraging to realize you may not realize as much profit as you would have six years ago, the good news is that qualified buyers are buying and the market is coming back. So, jump in with both feet and get a SOLD sign on your front lawn.

Wheatland Wisconsin - Fireman's Carnival & Dance

If you’re headed to Lake Geneva, WI this weekend stop off for a quick brat & beer and add in your favorite two-step.
The Wheatland Fire Department is hosting their 41st annual Carnival & Dance the weekend of June 25th through June 27th. Live music starts at 9pm and there will also be a Softball Tournament, Games, Kids Show &- Water fights. The parade starts at 12:30PM on Saturday. Don’t miss it. I’m giving candy away plus all kinds of goodies!
New Munster Park is located on Geneva Street just east of KD off Hwy 50 (Next to the town hall) There will food, fun and spirits all day. Lyons, WI just Minutes East of Lake Geneva, WI

Lyons is a quaint historic town established in 1839 and it’s just minutes of Geneva Lake. Lyons, WI offers a charming country atmosphere with an old town feel and boasts of friendly neighbors. The community offers annual “Lyon’s Days”. The White River flows through town and if you’re lucky you’ll catch a glimpse of people kayaking, canoeing or fishing.

Lake Geneva Wisconsin Rentals - Moving Fast!
Spring has sprung in the Southeastern part of our state, and the rental market is really heating up. Rental properties that have been vacant for months are now occupied, and the demand is only increasing.
I am not talking about your average two bedroom, two bath property either. There are inquiries for upscale three to four bedroom homes for one to two year leases that are willing to pay a premium.
Why is someone willing to pay as much for a mortgage as for a rental? There are a variety of reasons. For example, I just found a rental property for some folks that are relocating from another part of the country, and they have not chosen a favorite area to make a major decision. They have literally bought themselves a year to get to know the options and make an informed choice. Another family I have been working with sold their home in another part of the state, and they are relocating to Walworth County. They are going to take advantage of some really great construction prices, and they will be breaking ground in about a month for their new home. There are other folks that just need a place for their family to regroup from tremendous financial stress. This candidate may be interested in talking about a lease with option or rent to own if you are a seller!
Remember the spring market is here, there are folks looking to move, and you can put yourself in a minority category if you are willing to be creative.

Silver Lake, WI - 14th annual Easter Egg Hunt
The Easter Bunny is hiding over 800 eggs this year at Silver Lake’s Schmalfeldt Park. The fun begins at 11am on Saturday March 27th. (The rain date is April 3rd).
This event is for the fun & imaginative age group of 3 to 6 year olds. Mr. Bunny will be arriving on a shiny red fire engine (courtesy of Fire Chief Scott Barnes and Trustee Dick Maron).

Can You Buy a Lakefront Home for under $1,000,000? You Bet!
The lakefront market can be a bit of a mystery to many buyers. Why do some lakes command prices beginning at $1m while other lakes offer more reasonable pricing? Location is key and knowing what each lake offers in terms of water quality, fishing, water sports, boating, size and access each plays a role. In Walworth County, Wisconsin, Geneva Lake waterfront homes command prices above $1,000,000 while some of the smaller lakes offer tremendous values for those buyers willing to concede size and prestige.
So where can you purchase a waterfront home for less than $1,000,000? Lily Lake and Off Road ICE Motor Cross Riding
Some people like to ice fish and Lily Lake has a bountiful feast below its cold waters, but this crowd took to the ice on their off road motor bikes. It was thrilling to watch! They are the true dare-devils. Lily Lake is an eighty seven acre spring fed lake surrounded by a mature landscape. This area has an old fashion resort and tavern. Chicago visitors can escape to this resort with very little travel time. While locals congregate at the tavern to tell their stories and have a quick snack. This hidden treasure is only 15 minutes east of Lake Geneva, WI.

Ice Fishing in Twin Lakes Wisconsin
East of Lake Geneva Wisconsin there are two beautiful pristine spring feed lakes. The first is Lake Mary around 315 acres and Lake Elizabeth is 638 acres. There is a crowd every weekend of dedicated ice fisherman and snowmobilers.
Try your luck and be sure to dress warm. After a day on the ice walk over to Mad Dan’s for cocktails and a fabulous steak dinner.
Take Highway 50 from I-94 and travel west past Paddock Lake. Turn south onto highway 0.

Walking on Water – Lake Geneva Ice Boating
I’ve had the occasion over the years to watch the numerous amounts of ice boating activity that takes place in Southern Wisconsin during the winter months. It’s a magnificent site, and many photographs have captured this winter fun, but until recently I have never seen it captured so well on video. Matt Mason, a brave local photographer, did what I’ve dreamt of doing, he actually “walked the walk” of ice boating. Enjoy this video of his ice boating, on Lake Geneva, experience. With a fair amount of winter remaining in our area, I’ll continue to watch Matt’s video on really cold days and try to get up my nerve to give ice boating a try.

Making "Cents" of Prices for Lakefront Homes in Walworth County
As a realtor, I sometimes feel like the proverbial parent saying, “Are you listening?” With an extremely challenging real estate market in 2009, and subtle movement in the last quarter of the year, it’s clear to me that the sellers who take my advice will have a highly likelihood of having “Sold” signs on their front lawns come late spring. Take the case of two lakefront sellers to whom I recently spoke. One couple has a lovely, solidly built and beautifully finished lakefront on Booth Lake in Walworth County. The other is a much larger lakefront on Lake Beulah. Both are determined sellers; neither “has to sell.” Here’s the difference: the sellers on Booth Lake took my advice and staged their home, appreciably raising the wow factor and increasing their “sales opportunities”. They were disappointed in my price suggestion, but are determined to sell this year. Thus, when their home hits the market it will be hard to resist both in terms of price and presentation. The Lake Beulah sellers spent quite a bit of time telling me how “special” their house is and how it outshines the competition. Their price expectations are unreasonable; in addition, as lovely as their property is, there is still much room for improvement and staging would help tremendously. If I were to bet money on which home would sell before summer (and as a listing agent I am definitely betting my marketing dollars on exactly this) it would be the Booth Lake house. In this market you have to win the price war and the beauty contest and that’s exactly what these owners have committed to doing. So sellers, if you “don’t have to sell” but are committed to selling give me a call. Together we’ll examine the market and prepare your property for this year’s Beauty Pageant! And for those buyers out there, don’t settle for the runner-up. Holiday bliss in the Geneva Lakes Area
The holidays have arrived in Lake Geneva!! Saturdays in December mark my favorite events in picturesque downtown Lake Geneva. Joe to Go: Where to Find the Best Java in Walworth County

One of my early morning rituals is to sit on the sofa with my husband and talk about what’s going on in our lives while enjoying a great cup of coffee. Naturally, having my own personal “brewmaster” is great – but on the days he’s not “perky” you’ll find me enjoying an extra-hot, soy latte at any one of several area coffee shops. So, which “daily grinds” get my vote? That’s easy!
- Tickled Pink Coffee Bar in Williams Bay (82 S. Walworth Ave) – My favorite for the Alterra coffee they serve as well as for the amazingly fresh smoothies. This place is a favorite with locals and seasonal residents alike. Free Wi-Fi, Children’s Story Hour (seasonal), Tickled Pink Princess Tea Parties (call to find out more 262-248-9330), great seasonal lunches – homemade soups/salads and panini.
- Geneva Java in Lake Geneva(located in the lower level of 735 Geneva St) – This cozy, lower level café is the perfect place to hide out on those cold winter mornings. This café had its start years ago in a tiny space on Broad Street. The owners have changed several times, but the coffee is still delicious and steaming hot.
- Deakin Isle in Elkhorn (on the square at 41 N. Wisconsin St.– If you love to browse while you sip a cup of fragrant tea or coffee, then Deakin Isle is the place for you. A wonderful assortment of giftware and accessories makes every trip worthwhile. Not the best place to sip your café, but a great place for a little pick me up if you’re in the area.
- Caribou in Lake Geneva (833 E. Main Street) – The cheery staff (even at the crack of dawn!) and free Wi-Fi make this a favorite among locals. They always have a light and dark brew and their summertime frozen coffee drinks are over the top. A nice addition to the local scene.
- Daddy Maxwell’s in Williams Bay – Although not purely a coffee shop, Daddy Maxwell’s is the place to go if you love rubbing shoulders with the local rainmakers. Their coffee cups are generous, deep, and constantly refilled. You’ll barely find a place to sit in the summer months, but the rest of the year is perfect…and their breakfasts are amazing!

Home Prices in Lake Geneva and Walworth County: Making "Cents"
A lovely lake view home came on the market in Williams Bay today. It’s a charming home and I was surprised to see that it was listed at $200,000 less than it had been listed for 4 years ago. I knew the sellers had had a firm price in mind at that time and I wondered about the conversation between listing agent and sellers. The current price makes it obvious that the sellers are serious about selling and are facing the market head on.
One of the toughest conversations a real estate agent has with prospective sellers is the “pricing” conversation, which often starts like this: Seller: “We really want to sell our home…but we’re not going to give it away…” When selling a home, there are many factors which affect market value and the eventual selling price of the home: location, size, amenities, features, improvements, and upgrades, the local economic “temperature”, current real estate market, mortgage rates, etc. Some of these factors are controlled by the owner and some are out of the owner’s control. In the Geneva Lake area, location can be a key factor. It’s a fact of life that lakefront, lake access and lake rights properties not only tend to command stronger prices, those prices have not been as susceptible to market conditions. There are certain factors, however, that simply have no role in determining the present market value of a property:
- What the seller paid for the home has nothing to do with its current market value
- Money in does not always equal money out. If a property has been over-improved the sellers may realize only a percentage of their improvement/upgrade investment
- What a neighbor’s property sold for 3, 4, or 6 years ago has no relevance to current values
- The amount of desired proceeds from the sale of the home has no bearing on market value
When you decide to sell your home remember: the real estate market is the real estate market, regardless of when the home was purchased, and your home is ultimately only worth what a ready, willing and able buyer is willing to pay.

Geneva Lake Museum Costume Parade in Lake Geneva, Wisconsin
Looking for one more fun activity for the kids this Halloween? Let the kids show off their costumes this Saturday, October 31 in the Costume Parade down Main Street Lake Geneva, beginning at 12:30pm. Before the parade, you may want to stop into the Geneva Lake Museum of History. Children 11 and younger, when accompanied by an adult, will be admitted free into the museum. U S Mail Boat on Lake Geneva
On Tuesday October 27 the Lake Geneva U S Mail Boat will air on “Bizarre World” with Andrew Zimmerman. The Walworth II is the mailboat that delivers the mail from mid June to mid September to approximately 60 lakefront homes around the Lake.
During the 2 1/2 hour cruise around the lake you will see the mailboat jumper; jump on the pier, deliver the mail, take the out going mail and jump back on the boat while moving. There were a couple times when I did not think the mail jumper was going to make it back to the boat in time.

The captain and the mail jumper take turns narrating the history of the lake. They will bring you back in time when the estates were Jereyhurst, Loramoor, Maple Lawn, Snug Harbor, Butternuts, Snug Harbor and many more. Or little tidbits of information like; in 1874 The Elgin Club was purchased for $400 which included 16 acres with 1,450 feet of frontage. Or that Stone Manor was built in 1900-1901 for $2,000,000. In 1968 it was purchased for back taxes of $75,000.
Make sure to watch Bizarre World on October 27th and see the mansion on Lake Geneva.

Lake Geneva is hosting its 18th Annual Fall Oktoberfest Celebration Columbus Day Weekend October 10th and 11th. Delavan Lake 3rd Quarter Update
Sales of Lakefront and Lake Access Property on Delavan Lake continue to struggle in 2009 with sales limping along and prices continuing to fall.
HOME SALES
For the nine months of the year, there have been seven lakefront properties sold and 19 lake access properties sold. The least expensive lakefront sale was a $280,000 three-bedroom home on the Delavan Inlet while the most expensive sale was a $2,420,000 estate on South Shore Drive. The lake access properties ranged from a $38,000 foreclosed cottage to a $395,000 four-bedroom home in Assembly Park. Last year at this time, there were nine lakefronts sold and 19 lake access properties sold.
CONDO SALES
The Delavan Lake condominium market is even more depressed. There have only been five sales compared to 14 by this time last year. The sales range from a $91,000 condo/hotel unit on South Shore Drive to a 2-bedroom unit on the Delavan Outlet for $259,000.
CURRENT MARKET HOMES
There remain 91 single family homes on the market with lakefront or lake access on Delavan Lake. This is up from 75 at the beginning of the year, but down from 95 at the end of last quarter. The lake access properties start at $70,000 for a two-bedroom cottage and increase to $600,000 for a four bedroom home with lake views and a swim pier. Lakefront homes start at $349,000 for a three-bedroom home on the Delavan Inlet and progress to $2,499,900 for a six-bedroom, five-bath home on North Shore Drive.
CURRENT MARKET CONDOS
In the condo arena, there are 55 units still available with lake access on Delavan. This is down from 79 at the beginning of the year and 86 at the end of last quarter. The drop is a result of listings being taken off of the market without a sale. The properties range from a $95,000 one-bedroom condo/hotel to $750,000 for a yet-to-be-constructed two-bedroom suite.
BEST VALUE LAKE ACCESS
The best value for a lake access property on Delavan is a 3-bedroom ranch located in off of South Shore. Listed at $114,900, this three-bedroom home has been remodeled with a new kitchen and includes a swim pier and boat launch.
BEST VALUE LAKEFRONT
The best value for a Delavan lakefront is a four-bedroom, two-bath lakefront on 50 feet of level frontage. The home features a large front yard, spectacular views and an oversized pier. Listed at $699,999, this home was originally on the market for $849,000.
