FORE! New golf membership options at Wisconsin’s Geneva National

Posted to Area Attractions & Events, Geneva Lake Area , Geneva National, Julie Sarton

One of the most beautiful golf courses I’ve ever played on is right in my back yard at Geneva National, a gated golf community just 10 minutes west of Lake Geneva, Wisconsin. Offering three signature 18-hole courses, the topography ranges from hilly to fairly level, lushly wooded to open and expansive, with a number of fairways meandering along the water’s edge of Lake Como. The spacious club house has great lake views, with a private members’ side and a public side, both of which offer dining. Until now play options were:

1) Play as public walk on, using public clubhouse facilities
2) Play under a $3000 social membership granting 12 rounds over a two year period, with full use of private clubhouse facilities
3) Play under a full, refundable $25,000 membership, with unlimited rounds and full use of private clubhouse facilities

New membership options for 2010 are:

1) A full, non-refundable $12,500 membership, with unlimited rounds and full use of private clubhouse facilities
2) A $2000 sport membership, granting 8 annual unrestricted rounds and 4 twilight rounds
3) A $1000 social membership with play at resort (public) rates

Other benefits of membership include use of the adjacent wellness center and participation in all club social activities. For more information on the golf program contact Katie Alder, Membership Director, 262-245-7049.

The only thing better than golf at Geneva National is golf at Geneva National while staying at your own condo, townhome, or single family home right on the property. To receive information on current listings, contact me at jsarton@keeferealestate.com or visit my website. Only 1.5 hours from Chicago and 10 minutes from the shores of beautiful Lake Geneva!

The Difference Between Buying Real Estate in Walworth County and Buying Real Estate in Chicago

Posted to Geneva Lake Area , Geneva National, Janis Hartley

The difference between buying real estate in Chicago and buying real estate in Walworth County in the current market is marked. When I read the Sunday edition of Chicago Tribune Real Estate Section each week I’m stunned to see numerous real estate auctions advertised. Why just last week, I passed up the opportunity to bid on a lakefront condo overlooking Lake Michigan and just minutes from Watertower Place for a mere pittance.

I thought to myself, if only buyers would realize that Walworth County isn’t awash in high end foreclosed properties with prestigious addresses. Currently, the only high end foreclosure I’m aware of is a gorgeous, beautifully crafted, new construction home in Geneva National Golf Club listed with our company for $1,295,000. A winner in the Lakeland Builders 2008 Parade of Homes, this 4+ bedroom home with spectacular golf course and lake vistas has been reduced from $2,200,000. The quality and design that have gone into this residence are outstanding – and some lucky buyer will eventually negotiate a sale on this treasure; but at over $1,000,000 it doesn’t compare to some of the deals and steals I’ve seen in Chicagoland.

The difference between buying foreclosures and short sales in Chicago and buying them in Lake Geneva, Fontana, or any of the high profile addresses in Walworth County? Buying in this market will get you a great value at a great price, but if you’re looking to steal the deal of the century you may have to look elsewhere. Walworth County has not experienced the severe price deflation seen in other areas, so when you buy here, you’re buying in an area that has historically appreciated at a steadier pace. Lakefront properties, for example, do not experience severe depreciation; thus, while you may be able to purchase a lakefront home for less than you might expect, you will pay more than you had hoped. For more information about Geneva National Golf Club or any of our outstanding lake properties visit my website: www.SellingLakeGeneva.com - and happy hunting, this is still a great time to buy!

Bash on the Bayou at Kirsch’s French Country Inn on Lake Como

Posted to Area Attractions & Events, Geneva National, Janet Giovannetti

I’ve been recommending this wonderful summer Sunday afternoon entertainment to friends and visitors to the Geneva Lake Area, and I finally took my own advice this past Sunday. The Bash at Kirsch’s French Country Inn features a live band, dancing, and food and beverage service on the large deck and beachfront on Lake Como. This week’s featured Band was The Yard Dogs. There are five more Sunday afternoons scheduled, featuring Reverend Raven and the Chain Smoking Altar Boys,Copperbox, and Kevin Purcell and the Nightburners.

There’s no better way to enjoy, the people, the lake, and the scenery. It’s the perfect end to a weekend “at the lake”.

Pool Party! Enjoying Life at Geneva National Golf Club

Posted to Geneva Lake Area , Geneva National, Janis Hartley

Last weekend the Swim and Racquet Club at Geneva National Golf Club, Lake Geneva Wi was buzzing. At Geneva National, all owners are Swim & Racquet members, a nice amenity that all can enjoy. In addition to the wading pool for little ones and the large family swim pool which are usually bustling, the lap pool provides a quiet spot for residents 18 and over to relax, swim laps, enjoy a cup of coffee and some “down” time.

The lap pool opens at 7 a.m., perfect for those who wish to do a few laps before heading to one of three 18-hole golf courses. This summer, the club is offering swim and tennis lessons for children and water aerobics. If all the activity should give you an appetite, be sure to stop in at Tubby’s, the retro ‘50’s diner. Their grilled salads and wraps are delicious and healthy. There’s a jukebox that the young ones will enjoy and plenty of red vinyl booths and high tops. If you prefer to enjoy your fool outside, Tubby’s has a patio overlooking the pools.

Geneva National Golf Club was recently recognized as one of the “Top 100 Places to Retire in the U.S.” and while many of the residents there do feel “retired” when they are on property, it’s more a matter of lifestyle and change of pace than anything else. Whether you’re truly retired, or just seeking a haven with amenities as your home away from home, Geneva National Golf Club should be on your list of “must visit’s”. While you’re there, be sure to tour the clubhouse and fitness center as well as the Swim & Racquet Club. Between golf, swimming, tennis, hiking, walking, and working out, you’ll discover a whole new way of life just two short hours from Chicago. With prices ranging from $120,000 for a one bedroom/one bath condo to just under $2,000,000 for an exquisitely finished custom, single family home, there are many residences from which to choose. Visit my website, www.SellingLakeGeneva.com for more information on Geneva National – and call or email me to schedule a showing of this beautiful neighborhood.

Association Dues and Geneva National

Posted to Geneva Lake Area , Geneva National, Theresa Larsen

Geneva National is hosting a community Open House this coming Sunday, June 14 from 11-3 p.m. and with over 78 properties available to tour this is a good time to discuss association dues in a gated community. Association dues are always a question when considering purchasing a new home in a maintenance free community. And as you know dues vary based on the community size, location, architecture such as decks and patios, along with its amenities. These points and the cost to maintain your home along with the neighborhood or building you live in are no different whether you are in Chicago, Illinois or in Lake Geneva, Wisconsin.

Some background. Geneva National is made up of individual condominium communities, or neighborhoods if you will, and every condominium community has its own operating budget. On top of that budget is the budget for the Geneva National community overall. Each owner has a monthly bill that includes the association dues for its condominium and then dues for the community. Association dues can range from 390.00 to 762.00 a month for maintenance free living. Single family home owners also pay association dues and they are a flat fee of 261.00-271.00 a month.

Every homeowner in Geneva National shares in the costs of the care and maintenance of 22 miles of roadway, two gated entrances, security, professional management and maintenance, 3 pools, 4 tennis courts , a playground area, sewer and water, garbage (scavenger) services along with insurance for common areas and capital projects. That adds up! We are a small village unto ourselves with close to 1100 homeowners ,1800 picturesque acres of land, ponds, road, and walking paths.

To really bring it home lets take a look at an established condominium community called The Turn. Phase 1 of The Turn is located on the Palmer 8 and its condominium fee for 2009 is a total of 511.50/ month. It is broken down into two figures - $281.86 a month for The Turn and $229.64 a month for the Geneva National community. These pie charts will give you a great visual of where the dollars go to keep the return on your home investment where it should be. And being that this is an established neighborhood these dollars are well defined.

Comparison shopping on association dues will show you that Geneva National is in line with other communities of our size, difference in structures, and care and maintenance of our green areas. I look forward to seeing you this Sunday and remember homeowners pay a portion of their monthly association dues to keep this a gated, secure community. It is in your best interest to tour with an Agent because of the size and operations of Geneva National. Print out these sheets and bring them along. It will be a great starting point!

A Great Question From The Mail Bag

Posted to Geneva Lake Area , Geneva National, Mike Pfammatter

From Tom & Mary Jane, Palatine, IL: Can you help us locate our dream home?

We are looking for a vacation home in the Lake Geneva area. Our budget is in the low $200s. Where can we find a maintenance free condominium, preferably new construction, with luxury appointments like granite, stainless appliances, and hardwood floors? It has to have an open floor plan, and a garage would be nice. We would like the setting to be beautiful and private, with great amenities, but still be close to all the area has to offer. Is this too much to ask for?

The Answer:

Hi Tom & Mary Jane,

No it’s not too much to ask for! The best choice to fit your needs are the new condominiums at Cobblestone Courts. There are a dozen new units in many configurations to choose from. You’ll find a 2 bedroom, 2 bath, open concept floor plan that starts at $239,900. And they are ready to move into right now! They all feature top quality construction, 2 car garages with a private entrance for each unit, as well as a one year builder warranty.

Best of all, they sit in the center of the amazing Geneva National Conservation Community. 1800 beautiful acres with 3 swimming pools, miles of walking paths, tennis, security, and, of course, the 3 renowned golf courses. You can visit the website at www.CobblestoneCourts.com or feel free to give me a call to make an appointment for a private showing.

To Market, to Market – Fresh Produce Abounds at Geneva National Golf Club!

Posted to Geneva Lake Area , Geneva National, Janis Hartley

Come mid-June, the fresh produce Farmer’s Market at Geneva National Golf Club will be displaying tantalizing, locally grown fruits and vegetables in the gazebo just inside the front entrance. Initially intended for the local residents, this small market did an outstanding job last season being the “go to” resource for both residents, guests, and people driving by.

My favorite tidbits were the phenomenal tomatoes, plums and peaches – sweet, juicy and hard to resist. Geneva National is one of my most important selling areas and, since I often spend time showing properties, the market was a natural choice. Be sure to make the Fresh Produce Stand at Geneva National one of your weekend stops this season; whether you enjoy Michigan blueberries, Wisconsin strawberries and tomatoes; or farm fresh onions and fingerling potatoes, you’ll love the selection and quality. Shop locally and support your eco-environment. While you’re in the area, call me (262)745-3630 to schedule a showing of Geneva National Golf Club.
